CBRE Details Succession Plan

LOS ANGELES – CB Richard Ellis has named Ed Schreyer, SIOR, as successor to Jim Dieter, SIOR, who will retire in November after six years at the helm of the industrial practice.

Getting an executive managing director's title with the promotion, Schreyer currently is a senior vice president and leader of the Cincinnati global corporate services team. He has 20 years of industry experience.

Christopher R. Ludeman, president of Americas brokerage for CBRE, said it's not easy to fill the 30-year veteran's shoes, but Schreyer has "the right combination of skills, market knowledge, passion for client service, and voracious appetite for business development that will enhance the legacy of CBRE's industrial market dominance that Jim has sustained."

Riverstone Residential Promotes Two

DALLAS – Riverstone Residential has promoted two executives in its West region, naming Mike Dow as division president and Pal Ottesen as COO. The promotions take effect July 1.

Dow, with 25 years' experience, has been executive vice president since October 2008. He is replacing Walt Smith, who will become a board member of CAS Partners, Riverstone's parent company. Ottesen, marking his 17th year with the company, had been a senior vice president.

Meanwhile, the Silicon Valley team has gotten a new leader, Dick Scott, who is starting his reign as a managing director. The 17-year veteran most recently was a partner in the development of two Silicon Valley-area data center projects and the entitlement process for a hospitality and retail project.

Hines Changes in Mexico

MEXICO CITy --Mark Cover, executive vice president and CEO of Hines’ Southwest Region, announced that, effective July 1, 2009, Hines will restructure the senior leadership of its operations in Mexico. Development Director Alejandro Espinosa will assume the role of overall executive in Mexico City, in addition to his current leadership of the firm’s Mexican retail division. Also, Director of Operations Ricardo Gonzalez will assume leadership of the firm’s active property and facility management division in Mexico and Panama.

UNT Honors John Q Hammons

DENTON, Texas – John Q. Hammons, marking his 51st year in the hospitality industry, has been honored as a "living legend" by the University of North Texas School of Merchandising and Hospitality Management. The 90-year-old Hammons is founder, chairman and CEO of the Springfield, Mo.-based John Q. Hammons Hotels & Resorts.

Hammons has become a dominant force in North Texas, where he's opened or has in the pipeline several conference-center projects. The company's construction docket holds more than $1.5 billion of projects, several of which are slated to open by 2010. The company has started talks with UNT and the City of Denton to build a full-service hotel with meeting and convention space near the university.

Advisory Committee

COLLEGE STATION – Louis A. 'Tony' Cortes, a San Antonio utility contractor, has been named by Gov. Rick Perry to the Advisory Committee for the Real Estate Center at Texas A&M University. Two existing members were reappointed.

CEO of Cortes Contracting Inc., Cortes will represent the public on the committee that also includes representatives of various real estate specialties and the Texas Real Estate Commission.
The two reappointments are Ronald C. Wakefield of San Antonio and J. Michael Boyd of Houston. Wakefield is the committee's current chairman, and Boyd the vice chairman.


Wakefield is owner and CEO of Wakefield Realtors and Megamerica Mortgage. He represents the real estate finance industry. Boyd is president of Boyd Commercial LLC and represents the ownership, development or management of industrial properties. Committee appointments are for six years and subject to senate confirmation.

Dr. Barton Smith Retiring

HOUSTON - Dr. Barton Smith, a noteworthy economist who predicted the crash of Houston's real estate markets in the 1980s, has announced his retirement from the University of Houston. For 20 years, Smith's economic symposiums, held in the spring and fall, have drawn large crowds of Houston business people. Smith, 65, joined the University of Houston in 1973. He said watching the growth of Houston since then has been a fascinating run. "This town has grown from being a cowtown to a marvelous city." He will present two more symposiums, winding up with a final presentation in the spring of 2010. Smith, speaking to an audience of 1,000 at the Hyatt Regency Hotel, became teary-eyed when he recalled the professors who trained him at the University of Chicago. In the early 1980s boom years, when Smith predicted the huge decline in the Houston economy, he was severely criticized by city leaders and the business community. But he was later redeemed when his prediction proved to be dead-on.

          The annual Commercial Expo, formerly known as Developer Day, draws a large crowd from every corner of the Houston commercial real estate business.     

              It was encouraging this year to see a packed house at the Hotel InterContinental, despite the downturn in the economy.               It was good to see veteran broker Logan Brown of Grubb & Ellis among the familiar faces in the crowd. Brown, who recently sold an office building on the north side, said in today’s market it’s wise to focus on smaller properties because locating financing for large transactions is difficult.

                  Stephen Ewbank  of Planned Community Developers was all smiles after Minute Maid completed a big move to his Sugar Land project.

TCU Wins NAIOP Contest

With Plan for The Woodlands

Greg Fuller, President of NAIOP North Texas, announced that five graduate students from Texas Christian University won the Fourth Annual Texas Shoot-Out Real Estate Challenge. The students and Texas Christian University will split the $10,000 grand prize. Baylor University took second place with a $7,500 prize.


The TCU team included Ryan Johnson, Ben Wyatt, Amber Cancel, Jack Parker and Aaron Duncan; Baylor’s team consisted of Lou Miller, Peter Flynn, Dewayne Bailey and Ian Gibson.


The competition included graduate-level teams from seven Texas schools including TCU, Baylor, University of Texas, SMU, Texas A&M, Texas Tech and Rice.


Students presented a development plan for a small parcel of land located in a town center. The graduate students did not know the actual development site or location, which was revealed to be 21 Waterway in The Woodlands, a waterfront office/retail development.

After each presentation, collegiate teams fielded questions from the judges, six North Texas-based developers including Mark Cashman, KDC; Judd Clements, Holliday Fenoglio Fowler; Brad Copeland, CCRE; Jack Crews, Jones Lang LaSalle; Pat Gibson, Hunt Realty and Dan Tatsch, Hillwood Development.

Timothy Haves, who will be based in the Newport Beach, Calif. Office, was seated as a vice president. Haves has spent the past 11 years with CB Richard Ellis, rising to first vice president. Coming with him is Steve Sabahai, a 20-year veteran who was marking his fourth year at CBRE. Sabahai has been accorded an associate's title. The team is holding the account of Tempe, Ariz.-based Circle K Stores Inc. to jump-start the national platform.

CBRE Promotes Sulentic, Groch, Borok

LOS ANGELES – CB Richard Ellis has promoted three top executives in a move aimed at strengthening the company's position in the current down cycle and readying the stage for the day market conditions improve.

Earning promotions were Robert Sulentic, Jim Groch and Gil Borok. Sulentic was promoted to CFO from group president of CBRE's EMEA and Asia Pacific operations. He will remain CEO of the development services business, a role he assumed in December 2006 when CBRE bought out Dallas-based Trammell Crow Co. Sulentic was TCC's CFO and CEO at the time of the then record-setting buyout.

Groch rises to chief investment officer with responsibility for corporate finance and strategy, which is a new position. Also from TCC's veteran ranks, he held a similar position prior to the company buyout. He will continue as chief investment officer for the development services' business. In his new role, Groch will focus on management of the company's capital structure and balance sheet plus oversee merger and acquisition activities.

Borok, who's been interim CFO since late 2008, will resume his duties as executive vice president, chief accounting officer. He also is named CFO of CBRE's Americas business.

KDC Makes Changes to Team

 

DALLAS – As part of its changes this year, Dallas-based KDC has added a CFO, promoted three executives and appointed a board of directors.

To repackage the team, KDC has promoted Scott Ozymy to executive vice president after nine years with the firm. His responsibilities include chief investment officer and a member of the investment committee. Don Mills and Mike Rosamond were made executive vice presidents for project and construction management.

New to KDC's team is Kim Bonfield, who was named CFO. She was the former CFO and a partner in Macfarlan Capital Partners of Dallas.

KDC's board of directors is envisioned as the guiding force for increased acquisition and investment activity in the US. Ashford Hospitality Trust

DALLAS – Douglas A. Kessler has been named president of Ashford Hospitality Trust Inc., replacing Monty J. Bennett who remains as CEO.

Kessler has been COO and head of acquisitions since the REIT's 2003 IPO.Bennett lauded Kessler's management focus and vision in optimizing Ashford's strategies. "Doug has been instrumental in every aspect of Ashford's growth," he said.

With Kessler's promotion, David A. Brooks became COO and general counsel. For the past five years, he has been chief legal officer and head of transactions.  Bennett credited Brooks' "multidimensional capabilities" with helping to achieve Ashford's strategic goals through his "business acumen and legal expertise."

The REIT currently has $185 million of cash on hand, with a weight-average cost of debt at 3.34 percent. Its debt includes a $29 million maturity this year and $75 million note coming due in 2010. Ashford's remaining debt matures in 2011 and later.

KDC's Year of Change


Dallas-based KDC, formerly Koll Development Co., has unveiled a new branding campaign. The KDC moniker supports its plan to expand the business model beyond corporate office and industrial development and reflect its push for increased acquisition and investment activity nationwide, including data centers and medical office buildings.

Perot Makes Big Play

in Houston Area

Hillwood, a Dallas-based firm led by Ross Perot Jr., has purchased the 3,827-acre Sienna Plantation South property in Fort Bend County near Houston. Hillwood's plans for the site calls for 7,000 single-family homes. The community will also have 300 acres for retail and commercial use; 100 acres for schools and churches and more than 1,000 acres for parks and open spaces. Editor's Note: A few days ago, I toured several of the Hillwood communities near Fort Worth by helicopter with Hillwood's Dave Pelletier. From the air, it is evident that Hillwood is capable of producing quality, well-planned developments. The arrival of a major firm like HIllwood in Houston is evidence that the residential market has a bright future. For more on Hillwood's acquisition, please go to our Houston Deals page. Hillwood also is developing a noteworthy urban project in downtown Dallas called Victory, which includes high-rise residential, hotels, retail and office. The outdoor plaza at Victory is a very appealing space. Ashley Parker, daughter of Houston real estate leader Kelley Parker, is on the Victory marketing/PR team.

Newland Communities has promoted Jennifer Taylor to the company’s newly created position of Vice President of Marketing for Texas, where she will direct marketing efforts for nine master-planned developments in the Houston, Dallas and Austin markets. 

Taylor will also play an active role in developing market research and strategies for future Texas acquisitions and start-up projects for San Diego-based Newland Communities, one of the nation’s largest master-planned community developers.

Since 2003, Taylor has been Regional Marketing Director for Newland Communities, and prior to that she served as Marketing irector for the Texas division of Terrabrook, which was acquired by Newland Communities in 2003.  She began her real estate development career in 1992 with American General Land Development, starting as a Realtor relations specialist and promoted to Marketing Manager in 1994. Ted Nelson is Texas Region President of Newland.
