CBRE Announces Office Leasing

Pacific Drilling Services, Inc. has leased 19,670 sf of office space at the Lakes on Post Oak, which is located at 3050 Post Oak Boulevard in Houston’s Galleria/Uptown area. Cody Armbrister of CB Richard Ellis represented the landlord, DRA CRT Post Oak, LP in the transaction. Jon Silberman of NAI Houston represented the tenant.

ProTech Insurance Agency, Inc. has renewed its 5,003 sf office lease at 3120 Southwest Freeway, which is situated in the Greenway Plaza submarket of Houston. Kristen Rabel and Louann Pereira of CB Richard Ellis represented the landlord, Rida Southwest Freeway, LLC, in the transaction. Chip Hubbard of Commercial Real Estate Brokerage represented the tenant.

Berkley Oil & Gas Specialty Services, LLC, has leased 10,175 sf of office space at Millennium Tower, which is located at 10375 Richmond Avenue. The building is a 21-story, 360,700 sf Class A office property situated in Houston’s Westchase District. Steve Rocher, Kristen Rabel and Louann Pereira of CB Richard Ellis represented the landlord, Millennium-Windfall Partners, Ltd, in the transaction. Sue Rogers of CRESA Partners represented the tenant.

The law firm of William Mac Gann & E. Ray Edwards has renewed its 3,705 sf office lease at 7500 San Felipe Street, in Houston’s Galleria/Uptown area. Steve Rocher, Kristen Rabel and Louann Pereira of CB Richard Ellis represented the landlord, SanVoss Properties, LP, in the transaction.

Panattoni Leasing

Colliers International announced two recent leases at Panattoni’s Airtex Industrial Center located at 14810 North Freeway. Ozburn Hessey Logistics (OHL) has leased 75,000 sf and Velocity Express has lease 54,000 sft. OHL was represented by Ryan Fuselier and John Talhelm of Jones Lang LaSalle. Velocity Express was represented by Stephen Hemphill of Mohr Partners in Dallas. Walker Barnett, SIOR and Gary Mabray, SIOR of Colliers International worked with Justin Bennett of Panattoni Development Company to complete the transactions.


Airtex Industrial Center is an industrial warehouse project developed by Panattoni. The North Houston location offers direct frontage on I-45, and provides easy access to all distribution submarkets in the greater Houston area. The 486,720 sf building was constructed to LEED standards for core and shell. The building offers thirty foot clear height, ESFR sprinkler system, and additional outside storage for trailer parking. The development offers an additional 30 acres available for build-to-suit solutions for end users.

“The building, which was delivered only 90 days earlier, is now 27 percent occupied with the inclusion of these two new leases,” said Barnett.

Greenspoint Renewal

Intermarine, LLC, one of the world’s largest cargo carriers, has renewed its 22,387 sf office lease at Greenspoint Park I, which is located at 16801 Greenspoint Park Drive in northeast Houston. Lesa Nickelson of CB Richard Ellis along with Kyle Kelley and Lance McCarthy represented Intermarine in the transaction. Joel Dalak of RM Crowe represented the landlord, RMC Greenspoint LP.

Woodlands Lease

ClearChoice Management Services, LLC (CCMS) has leased 3,500 sf of office space at 1111 Medical Plaza Drive in The Woodlands, Texas. CCMS was founded in 2005 by Dr. Don Miloni, a dentist and dental entrepreneur, and by Stephen D. Boyd, a former corporate executive and management consultant. CCMS develops and provides management services to specialty dental implant treatment centers across the U.S.

Shell Moving in Downtown Houston?

 

Shell is reportedly considering moving out of the 50-story One Shell Plaza in downtown Houston. "Shell is clearly talking about downsizing its downtown offices,” says Sanford Criner, executive vice president of the CB Richard Ellis real estate firm.

Shell, which employs thousands of people in Houston, has been laying off people globally. Reliant Energy Plaza, 1000 Main, has been mentioned as a possible new location for Shell, which has its North American headquarters in Houston. One Shell Plaza, developed by Hines, opened in 1971. Trendmaker Homes Lease

Trendmaker Homes, a Houston-based home builder, has leased 24,069 sf in Atrium at Park 10, 16340 Park Ten Place. Trendmaker Homes is relocating its headquarters to Atrium at Park 10, which is now 93 percent leased.

Brookhollow Leasing


Thomas Properties Group, Inc. has announced a new lease transaction with LOGIX Communications at Brookhollow Central III. LOGIX Communications, an integrated voice and data communications company, leased 36,710 sf in Brookhollow Central III and is moving its headquarters offices within the building.


Currently 95 percent leased, Brookhollow Central III is 300,000-sf, 12-story building in the Brookhollow Central office campus. Brookhollow Central is a three-building, 800,000-square-foot office campus located on a 10-acre site at Highway 290 and the Loop 610 in Northwest Houston.

The Colvill Office Properties leasing team of Chip Colvill, Michael Anderson and Win Haggard Jr. represented the landlord, TPG/CalSTRS, a joint venture of Thomas Properties Group and the California State Teachers’ Retirement System. Wortham Green Leasing Up

As leasing agent for Wortham Green in Houston, Jones Lang LaSalle announced that it has recently secured six new leases for the 62,608-sf building. More than 24,000 sf of space has been leased since the completion of Panattoni’s Wortham Green in March, including the building’s first tenant, McCall Gibson, Swedlund and Barfoot, PLLC, which was announced in February. The newest tenants include the following:
•Argo Group US leased 4,300 square feet in November. Valerie Palmquist with Transwestern represented the tenant.
•McLarens Young International leased 3,500 square feet in October.
•Priority Management Systems leased 3,400 square feet in December. The building will serve as the company’s first Houston office.
•KB&L Energy leased 1,500 square feet in September.
•Streets & Steele leased 1,500 square feet in August. Danna Sossen of The Real Estate Department represented the tenant.
•10 Group Insurance leased 1,300 square feet in October.
Owned by an affiliate of Panattoni Development, Wortham Green boasts an efficient design, high quality building systems, and interior finishes and is one of the area’s few LEED-registered buildings. It is situated in a convenient location near the intersection of US 290 and FM 1960.

Cypressbrook Inks Pair of Deals

Greg Usher of Cypressbrook Company represented RWR Enterprises, Inc. in the lease of 1,893 SF of office space located at 2203 Timberloch Place in The Woodlands. Lisa Hughes of the Conine & Associates represented the landlord, Timberloch, Inc.


Tim Warren of Cypressbrook Company represented Technologies Alliance, Inc. in the lease renewal of 4,080 SF of office-flex space at 1400 N. Sam Houston Parkway, Suite 140, in Houston. The landlord was represented by Matt Dalio of Stream Realty.

Ellington Draws Tenants

The KDC commercial real estate firm has leased 40,600 square feet to Goodman Distribution Inc. and the Houston Chronicle at Ellington Trade Center in Houston.
Goodman Distribution Inc. will occupy 25,300 square feet and the Houston Chronicle will take 15,300 square feet. The 50-acre Ellington site includes three buildings totaling 513,000 square feet and is located at 12554 Highway 3, across from Ellington Field.


“We have a lot of leasing interest at this location, even before we reached shell completion,” said Randy Touchstone, vice president of KDC and director of the industrial program.


In February 2008, KDC and Harbert Management Corporation launched a national industrial development program. The first industrial location, Ellington Trade Center, is being developed in two phases. Construction of phase I started in August 2008. It reached shell completion in July 2009 with strong leasing activity. The phase II development will include two buildings totaling 320,000 square feet.


KDC has a second industrial location, Northpointe Trade Center in Austin, Texas. The three-building 440,550-square-foot site is KDC’s first LEED-certified industrial development project. Northpointe Trade Center also is shell complete.

Duke Deal in Stafford

Duke Realty announced that Fiserv, a provider of business critical communications, marketing services, and plastic card production services to various industries, has leased 55,770 sf in its Stafford Distribution Center. Fiserv will consolidate two of its distribution facilities into the Duke Realty owned and managed, 241,800-sf facility located on Murphy Road just off U.S. 90 near Highway 59 and within one mile of Fiserv’s manufacturing facility.

Fiserv was represented by Joseph Smith, senior associate of CB Richard Ellis, while Cory Driskill, senior leasing associate, represented Duke Realty in the transaction. Inks Deal for 23,242 SF

Excelerate Energy, an importer of natural gas, has signed a 23,242 sf lease at 1450 Lake Robbins Drive in The Woodlands, Texas, to more than double the size of its headquarters.

The landlord, BIT Holdings Forty-Six, Inc. helped to facilitate the company’s growth by terminating its 10,589 sf lease at 1330 Lake Robbins Drive and agreeing to an attractive lease package across the street at 1450 Lake Robbins Drive.

Edge Energy Goes to Sugar Land

 

Edge Energy, LLC relocated their offices to Sugar Land Town Square from Houston. A portfolio company of OTC Global Holdings, Edge Energy specializes in natural gas fixed price swaps and options, with plans to expand into the crude oil options space.


“Edge Energy made Sugar Land Town Square its corporate home because it was a strategic, fitting and convenient move for us,” said Todd Gross, managing partner, Edge Energy. “The development offers the facilities and resources we need, close proximity to energy industry talent and quick access to our home lives and families – something we value highly as a company.”


Edge Energy occupies 2,926 sf of office space in the Minute Maid Building, located at 2150 Town Square Place.


“We’ve seen an increasing number of energy-related companies move their businesses to Town Square over the past few years,” said Don Janssen, senior vice president of PCD. “I believe this trend will continue as more of these companies will move here as they desire to be close to associated businesses and clients.”


Town Square is currently home to eight businesses that work in or are related to the energy industry including: Burke-Daniels, Co., Inc.; CVR Energy; Edoxx; G.A.S. Henry S. Miller Leases Retail in

Southwestern Houston Suburb

SUGAR LAND- Henry S. Miller Brokerage’s Shawn Ackerman, Executive Vice President of the Houston retail division, recently negotiated over 30,000 sf, two new leases at Williams Trace Shopping Center in Sugar Land, Texas.

The 30,000 sf space in Phase II, located at 3430 Highway 6 South, between Luby’s and Dollar Tree, was leased to one of the Houston area’s newest retailers, 99 Ranch Market. Just last week, 99 Ranch Market announced their first Houston location opening in approximately 30 days at the Blalock Market Shopping Center. Their recent lease at Williams Trace Shopping Center, marks their second location in the Greater Houston area. 99 Ranch Market plans to open at Williams Trace in 2010.

“99 Ranch Market was looking for space in the Sugar Land market,” said Ackerman. “They chose Williams Trace Shopping Center for its prime location and space requirements.” Tawa Supermarket, Inc., dba 99 Ranch Market, was established in 1984 in Los Angeles, California. Today Tawa has 24 full-service stores in California, and four in Washington, one in Nevada and soon – two in Texas.

The second lease containing a 3,194 sf space was leased to China King restaurant. The Chinese cuisine restaurant will be located at 3334 Highway 6 South, immediately next to PETCO in Williams Trace Shopping Center Phase I. China King restaurant has a couple other locations in the Greater Houston area.

Williams Trace Shopping Center is located at the southeast corner of Highway 6 South and Williams Trace Boulevard. It is more than 90 percent occupied.

A Rough Patch for Houston Office Market

The Houston office market will experience rising vacancies and softer rents as demand for office space weakens, according to Grubb & Ellis. At the same time, several new office buildings are being finished, creating more supply in this time of weaker demand.

Grubb & Ellis also reported in its third-quarter summary:

* The Houston office market vacancy rate was 16.0 percent at the end of the third quarter, up 100 basis points from the second quarter. Nearly 28.1 million square feet of space was available for direct lease.

* The vacancy rate for Class A office space was 14 percent and 17.9 percent for Class B office space, up 190 basis points and 20 basis points, respectively, from the close of the second quarter.

* The Class B office market witnessed 179,462 sf of negative absorption in the third quarter.. Class A followed with 153,576 sf of negative absorption and Class C posted 31,885 sf of negative absorption.

* At 357,549 square feet, the Greenspoint submarket had the largest amount of space put back on the market in the third quarter. The Northwest Freeway submarket posted positive absorption of 88,509 sf, the largest gain across all submarkets.

* Technip USA began its 376,000-sf lease at Energy Tower II in the Katy Freeway submarket. The company also renewed its lease of 229,000 sf of space at Energy Tower I.

* Roughly 4.7 million sf of sublease space was available at third quarter’s end. The Class A market represented 2.9 million square feet of this space. The Class B market had 1.7 million sf.

* Average asking rents for Houston ’s Class A office market decreased by $0.48 to $29.64 psf. Average asking rents for the Class B office market increased by $0.08 to $20.40 psf

* The CBD posted the highest Class A average asking rent for any submarket at $38.06 per square foot.

* The Allen Parkway Montrose submarket posted the highest Class A average asking rent for suburban submarkets at $33.92 psf.

* Approximately 2.5 million sf of space was under construction at the end of the third quarter, 1.8 million sf of which was in the central business district.

* The largest project underway is Hines’ MainPlace, a 46-story, 1 million-square-foot office building, located at 811 Main St . The project is expected to be complete in early 2011.

* Approximately 1.6 million square feet of speculative space was delivered to Houston ’s office market during the third quarter.

* The largest project delivered was the 428,824-sf, Class A Energy Tower II, located in the Katy Freeway submarket and referred to above.

·*Newly offered office properties have an average capitalization rate of 8.1 percent, compared to 6.9 percent one year earlier. Only 18 office properties traded hands during the year, with a combined value of roughly $183 million. Major transactions of the third quarter include:

* Hartman Income REIT purchased two Class B office buildings, Northchase Center and Cornerstone Plaza , which total nearly 200,000 sf of space, in the Northwest submarket.

* White Rock Commercial sold West Pointe Center , a 170,823-sf LEED-certified office building, to a local Houston energy company.

HOUSTON – Trammell Crow and Principal Real Estate Investors have announced that WorleyParsons Group has signed a long-term expansion lease for 54,518 sf at Energy Center II. In addition to occupying the top five floors and a portion of the ground floor, the Australian-based engineering and project delivery services firm will now occupy floors six and seven, bringing the firm’s total occupancy in the 305,585 sf building to 195,781 sf.

RAM's 79,740-SF Pact Fills Westland I's Balance

HOUSTON – To recover from a fire at its Katy location, RAM Chemical and Supply has taken the last block of class A distribution space in the 262,800-sf Westland I in northwest Houston. The 79,740-sf lease and the move-in completed within two days.

"RAM Chemical needed to find well-positioned space in a short period of time, and we were committed to working with them to meet their requirements," said David Hudson, senior vice president of Houston operations for Indianapolis-based Duke Realty Corp.

Cory Driskill, Duke's senior leasing representative, negotiated the transaction for the warehouse/distribution building in Westland Business Park. Jim Thompson, an associate with Grubb & Ellis Co., represented RAM Chemical.

Tax Group Takes 100,000 SF of Office Space

Tax Masters, Inc. has signed a deal to relocate its office from 900 Town and Country Lane to 2020 Dairy Ashford, part of a two building complex located on Dairy Ashford, just north of Westheimer Road in west Houston. The Houston-based, IRS tax relief representation firm leased the entire six story building totaling 107,890 sf.

According to Tax Masters’ founder, Patrick R. Cox, the firm has grown from seven employees to almost 300 employees in the span of seven years and was in need of larger office space.

Stream Gets Westchase Leasing Keys

HOUSTON – Stream Realty Partners LP is getting the leasing keys to the 150,000-sf Westchase Commons, a GE Real Estate-owned class B office project in the Westchase submarket.

The three-building complex at 3100-20 Hayes Rd. is one mile west of Beltway 8. The largest contiguous block of space is 36,504 sf, but another 25,929 sf comes to the market in February, according to a press release.

Stream associates Stewart Lyman and Crossley Davis will lease the building for the Connecticut-based owner. "Given the project's large, open design and high parking ratio, Westchase Commons offers an unmatched opportunity for any large, dense office user in a highly sought-after location," Lyman said.
