With four offices in the Houston area, the firm specializes in temporary, contract, temp-to-hire, direct hire and retained search services.
Bobbie Bozarth of Axis Tenant Advisors, Houston, represented Dan Temps Inc. in lease negotiations. Richard Barbles of Fuller Realty Partners, LLC, Houston, represented the landlord, Fuller West Loop, LLC.
The AT&T Building is an eight-story, 221,913-sf office building at 1001 West Loop South between Post Oak Boulevard and Woodway Drive. With the Dan Temps lease, the property is 87 percent leased. The building was recently sold by Fuller to a Phoenix group.

Chevron Leases Enron Building

     Chevron has leased the former Enron headquarters building, a 1.2 million sf, 50-story tower in downtown Houston. The building, 1400  Smith, was just acquired by Brookfield Properties of New York for $120 million.

      The deal comes as part of Brookfield's purchase of Trizec Properties. Paul Layne, formerly with Trizec, is now executive VP for Brookfield and oversees Brookfield's Houston region.

       The lease of the former Enron building, which is now called Four Allen Center, is the biggest lease to occur in America in more than five years. The lease transaction was negotiated by Paul Layne, Paul Frazier, Steven Lukingbeal, Jeremiah Larkin and Duncan McCuaig for the landlord. Steve Koliba, leasing manager for Chevron Business and Real Estate Services, and Tim Relyea of Cushman & Wakefield represented Chevron.       

          "This lease is a continuation of Chevron's strategy to reduce the number of facilities in the Houston area while achieving strategic collocation requirements," said Patty Loden, General Manager, Chevron Business and Real Estate Services.

              "We welcome this purchase and lease. It is good news," said Houston Mayor Bill White. "It highlights again Houston's strength as a global energy center and our healthy business and real estate climate. And it helps us add and retain still more jobs with a future."

              "We are encouraged by Chevron's decision to lease one of Houston's premier downtown buildings," said Jeff Moseley, President and CEO, Greater Houston Partnership. "The acquisition of Four Allen Center by Brookfield Properties is another strong sign of Houston's central business district recovery. Chevron's lease will dramatically increase the positive absorption in downtown Houston and substantially reduce the vacancy rate. This is the largest single building lease Houston has ever seen."
