Goodyear

The Goodyear Tire & Rubber Co. has signed a new 17,658 sf lease at the Hammerly Business Park. This marks the first tenant to sign-on at the new 140,000 sf office/distribution warehouse, which is located at 1811 Brittmoore Road in northwest Houston, just off Beltway 8 and Interstate 10. The recently constructed facility is a development of Clay Development and Construction and is a deed-restricted park with regional detention and professional management. Cody Smoot of Colliers International represented the tenant in the transaction. Gray Gilbert and Bill Rudolf of CB Richard Ellis represented Clay Development and Construction.

Houston Center

Crescent HC Investors, L.P. announced that McJunkin Red Man Corporation expanded their original lease bringing its total leased space to 13,865 sf at 2 Houston Center. Debbie Wilson of Crescent represented the owner, while Mary Maxey of Mary Maxey Commercial Real Estate represented McJunkin Red Man Corporation.


In addition, Crescent is pleased to announce that Houston Center tenants Castle Brands (USA) Corp., R.F. Borghese, LLC, Bennett G. Fisher and Third Planet Windpower, LLC renewed their leases for a total of 6,758 sf at Houston Center. Debbie Wilson of Crescent represented the owner.

The Lincoln National Life Insurance Company signed a lease for 11,652 sf. The company was represented in lease negotiations by Jon Silberman of NAI Houston.


TranSystems Corporation signed a lease for 6,306 sf. The global transportation consulting services provider was represented by Elliott Hirshfeld of CB Richard Ellis.

Catapult Systems Corp. subleased 10,833 sf of office space from Centex Homes at Granite Westchase, a Class A office building at 10370 Richmond Avenue in Houston’s Westchase district. Catapult Systems is a Microsoft technology consulting company that provides application development, enterprise solutions and infrastructure services. FedEx SmartPost Leases 85,000 SF

HOUSTON – In a new deal for the market, FedEx SmartPost Inc. has reserved 85,000 sf in Hardy Distribution Center in North Houston. The move-in will take place in the summer.

The two-building park, totaling 362,637 sf, is owned by ING Clarion Partners. Justin Robinson and Kyle Valentine with Stream Realty Partners LP in Houston represented the New York-based owner. John Beggy and Chris Perkins of Dallas-based Fischer & Co. negotiated the terms for FedEx SmartPost.

Jefferson Refinery in Woodlands


Jefferson Refinery, LLC has leased 5,330 sf of office space 9595 Six Pines Road on Market Street at the Woodlands. The company was incorporated in June of 2007 for the sole purpose of purchasing and refurbishing a refinery located near Winnie, Texas. The plant was shut down in 1981 and has remained dormant for the past 23 years. Once restored, the refinery is expected to process 30,000 barrels of crude oil per day.

Cole Creek Gets Tenant

HOUSTON – Sandvik, Inc. leased 80,000 sf at the Cole Creek Business Park, 8618 West Little York Road in northwest Houston. Sandvik will consolidate two of its Houston locations to fully occupy the new facility. The move will enable Sandvik to expand by 30,000 sf. The new location will house the company’s Material Technology Tube Products southeast regional sales office and warehouse.

Located in the northwest Houston industrial market, Cole Creek Business Park is a master-planned, 90-acre business park with convenient access to both US 290 and the Sam Houston Tollway. The park is a development of Trammell Crow Co. and contains over 1-million sf  of industrial space.

Company has signed an 8,271 sf lease for its corporate headquarters at Wortham Green, located at 13100 Wortham Center Drive in northwest Houston. The tenant will take occupancy in June 2009.

Wortham Green is the newest development for Panattoni, one of Houston¹s leading commercial developers. The LEED-registered property is approximately 63,000 sf and three stories. Located near the intersection of US 290 and FM 1960, the building is adjacent to a new hotel. Jones Lang LaSalle is the primary leasing agent of the property, which was 15 percent leased when
construction was completed February 1st.

ENGlobal Signs Two Deals

HOUSTON and BEAUMONT - Grubb & Ellis announced that Robert Bantly and Scott Fikes with the Houston office negotiated two leases totaling 133,326 sf on behalf of ENGlobal Corporation a leading provider of engineering and professional services to the midstream and downstream sectors of the energy industry. Terms of the transactions were not disclosed.

The first lease was for a new 52,518-sf engineering and administration building located at 3155 Executive Blvd. in Beaumont ’s Executive Business Plaza . The facility, which was built to suit by Clay Development and Construction, is on the same site and replaces the building destroyed by Hurricane Rita in September 2005. The company, which is currently in the process of moving into the new building, now occupies a total of 134,274 sf in Beaumont .

The second lease was for 80,808 square feet of Houston fabrication space to support ENGlobal’s automation segment. The new industrial space is located at 225 Portwall St. in Portwall Distribution Center II and represents an expansion for the firm, which is moving from 62,641 square feet at a nearby location. The company’s automation group is slated to relocate to its new space in March 2009. The property owner, The Carson Companies, was represented internally by Dan Zoch.

“We are pleased to announce the expansions of our engineering and automation locations,” said ENGlobal’s CEO William A. Coskey. “The moves are necessary to support the company’s growth and its need for improved facilities. The Beaumont location illustrates our commitment to employees and clients in and around the Golden Triangle area, while our Houston-based automation group required a larger and more efficient fabrication facility due to increased backlog.”

Medical Firm Leases 20,000 SF

PLANO, Texas – EaglePicher Medical Power LLC will occupy 20,000 sf of office space in Jupiter Service Center, a four-building flex park near U.S. 75.

EaglePicher's new office will be at 1009 Jupiter Rd., a deal nudging the 125,000-sf park to 100 percent occupancy. Dallas: GDA Inks 22,891-SF Lease

DALLAS – With a long-term lease now signed, Gromatzky Dupree & Associates LLC will relocate the corporate headquarters in April to the 22,891-sf top floor of Victory Plaza-West.

Talks began last fall, with the finished lease producing a floor with a private elevator, dedicated entry from Victory's plaza and a top of the building sign at 3090 Olive St. GDA, which designed Victory's 252-unit Cirque tower, has timed the move-in to practically coincide with its lease expiration at 2626 Cole Ave., according to Ken Reese, a senior executive for Victory's developer, Hillwood. "They dovetailed it pretty well. They're pretty much right in line," he said.

Gromatzky Dupree has 75 employees in its headquarter office. The relocation decision was mortared in a goal "to position the firm for success during the next 10 years," Charles E. Gromatzky said, citing existing and to-be-built amenities like the Woodall Rodgers deck park over Central Expressway as drawing cards that "convinced us where the future of Dallas is heading and we wanted to be part of it." Gromatzky Dupree was represented by Kim Gromatzky of Ellen Terry Realtors. 

The new deal for the five-story building pushes Victory's office component to 90% occupancy. Victory's twin office buildings have 200,000 sf of class A office and retail space.

"As one of the architectural firms that designed a project in Victory Park, Gromatzky Dupree truly understands the benefits of having its headquarters in the district," said Bill Brokaw, Hillwood's vice president and point man for the newest deal in a 75-acre mixed-used development linking Uptown and Downtown.

FORT WORTH – Specialized Response Solutions has moved its operations facility to an 11,200-sf building in west Fort Worth.

The company's new shop is an office/warehouse at 411 Bolliger Blvd., owned by Skywest Inc. Dallas-based Henry S. Miller Brokerage LLC vice president Jim Hazard and associate Todd Hawpe led the tenant's search for a new location. Major Energy Corridor Lease

Trammell Crow Co. and Principal Real Estate Investors announced that WorleyParsons Group Inc. has signed a long-term lease for 141,000 sf at Energy Center II. The engineering and project delivery services firm will occupy the top five floors of the building. WorleyParsons will begin occupancy in May 2009.

“We elected to locate our U.S. Corporate Headquarters and consolidate our Houston upstream oil and gas operations in the Energy Corridor because of the area’s thriving business market, its competitive edge in the global marketplace, and the diversity of its multi-national and local tenant base,” said Chris Parker, Senior Vice President with WorleyParsons.


Located adjacent to I-10, North Dairy Ashford, and Eldridge Road in the Energy Corridor, Energy Center II is a Class A, 12-story office building totaling 305,000 sf of space. The building includes tenant amenities such as a fitness center, deli, structured parking, and significant security features. The project, which broke ground July 2007 and was completed in January 2009, is seeking LEED Gold Certification by the U.S. Green Building Council.

Prologis Deal

ProLogis, a leading global provider of distribution facilities, announced today that it has leased more than 147,000 sf of recently completed distribution space to OHL, a leading third party logistics provider.


"We value OHL's ongoing business relationship and are pleased that the company has once again chosen ProLogis to meet its distribution space needs," said Ross Matthews, first vice president and market officer for ProLogis in Houston. "This transaction brings our overall leased percentage in the market to 99 percent, which highlights Houston as a key location for our customers' supply chain networks."


OHL will occupy the space in Houston at ProLogis NorthPark, located along Interstate 45, north of Beltway 8. The lease agreement marks the 11th between the two companies; OHL now occupies approximately 2.8 million square feet of distribution space with ProLogis in various locations across the United States.

Additional customers at ProLogis NorthPark include Anna's Linens, Proinlosa Energy Corporation, Cyclone Enterprises and Labrada Bodybuilding Nutrition. The distribution park comprises approximately 500,000 square feet in four buildings.


ProLogis is one of the largest providers of industrial distribution space in Houston with a 10.9-million-sf portfolio. Additional customers in the market include Toshiba, Mitsubishi Group and Iron Mountain Information Management.

Perks, Time Required To Seal Deals

DALLAS – Looking to retain and maintain its leasing book like any landlord, CB Richard Ellis Realty Trust has tapped into tenants' current mindsets to bed down a quartet of deals in Texas and South Carolina.

"This is not a time to hide in the closet. It's a time to be in front of  your tenants and talk to them about the realities of the marketplace," advises Philip L. Kianka, director of operations for CBRE Realty Trust, which has headquarters offices in Los Angeles and Princeton, NJ.

CBRE Realty Trust's recently closed deals consist of two extensions in North Texas, a renewal in Spartanburg, SC and a new name for the portfolio's roster in Goose Creek, SC, during a time when the economy has become a bargaining chip for tenants. "There is a short-term perspective on the market and it's causing a lot of consternation," Kianka explains. "It is a bargaining chip for the tenant currently, but in reality, and in my personal opinion, you have to take a look at the tenant base you have and their options."

Kianka admits there is no escaping free rent and lower rates in today's world. And, there is no "magic bullet," he says, to define how much give-and-take it will take to close the deal. Regardless of geography, the one constant is deals are taking longer to get across the finish line.

In North Texas, CBRE Realty Trust has secured a 66-month lease extension with Assa Abloy Hospitality Inc. for a 44,008-sf warehouse distribution building at 631 International Parkway, part of the International Business Center in Richardson, where it is headquartered. Dealmakers also won a three-year lease extension from Cincinnati-based Cintas-R.U.S. LP for a 16,856-sf office/warehouse at 505 Century Parkway in Allen's Millennium Business Park.

Paul Tichacek of JSC Realty in Dallas represented the owner while Assa Abloy had Andy Kampen with Banner Commercial Inc., also Dallas, negotiating its deal and Cintas had Deven Elwer with CB Richard Ellis in Cincinnati as its tenant rep.In its Spartanburg, SC headquarters city, Circor Instrumentation Technologies LLC renewed a 104,160-sf warehouse lease for another 10 years and nine months at 405 Centura Court in Fairforest Business Park. Landlord and tenant plan to invest "significant capital" into building improvements, according to a press release.

CBRE first vice presidents Robert Barrineau in Charleston, SC, and Thomas M. Evans in Charlotte, NC, handled the owner's side of the talks for the Spartanburg lease. Circor's brokers were Christopher J. Skibinski, managing director in Charlotte for Jones Lang LaSalle, and Kristin Connelly, director of national accounts in Boston for Richards Barry Joyce & Partners LLC.

The newcomer is Pasadena, Calif.-based Jacobs Engineering Group Inc., which signed a one-year pact, with renewal options for four years, for the 101,650-sf North Rhett II at 201 Luken Rd. in Goose Creek, SC. The tenant rep was Dan Batten with NAI Batten & Moore LLC in Charleston, SC, with Barrineau on the owner's side of the deal.

Kianka says the leasing environment generally is a mixed bag of scenarios these days, particularly with many companies holding 2009 budgets in limbo. "There's more of a reluctance to do things … they're really unsure of what's going to happen in the economic climate," he says. "It's a difficult environment. It's difficult not only for the landlords, but the tenants too."

UDSTX Lights 5,000 SF

DALLAS - UDSTX LLC has roped off 5,000 sf in Patriot Tower, upping the original lease by nearly 1,000 sf as soon as the lights went on in the new headquarters office in Downtown Dallas.

The five-year lease takes occupancy to 45 percent in the 600,000-sf class A high rise at 350 N. St. Paul St. The deal for the second-floor space went full circle in two months, pitting the owner's team against renewal talks for 1401 Elm St., according to Ryan Collier, an associate with Stream Realty Partners LP in Dallas. Woodland Hills, CA-based Younan Properties Inc. had Collier, Sarah Payne, a Stream vice president, and John Cook, Younan's vice president and Texas asset manager, working the deal. Cribb Altman and Lee Wagner with Grubb & Ellis Co.'s Dallas office represented the tenant, a document management service provider for the legal industry.

"It was a good win for us to get them to come over," Collier said.

Houston-based, Phoenix Exploration Company, has relocated and expanded their Houston presence with a lease of 23,400 sf at Three Allen Center, located at 333 Clay Street, in Houston’s downtown.. PLANO, TEXAS – KDC and Spear Street Capital have leased 81,087 sf or two full floors at the redeveloped 1.2-million-sf Campus at Legacy.

Bear Transportation Services LP will relocate about 300 employees in the spring to 5340 Legacy Dr. from an office along LBJ Freeway in Dallas. Bear Transportation is the first to sign for the 400,000-sf structure, which is the second one to come on line for multi-tenant use as part of KDC's repositioning strategy for the one-time private headquarters campus of EDS. Frank Ricca with Jones Lang LaSalle in Dallas represented Bear Transportation.
Since May 2008, KDC has filled 245,000 sf at the 107-acre campus. The first class A office building at 5360 Legacy Dr. is now 84% filled, thanks to three leases in November 2008.
"Now, with 5360 Legacy Dr. near full occupancy, we have commenced construction to renovate the lobby and common areas of 5340 Legacy Dr. to accommodate Bear Transportation," said John Brownlee, senior vice president of Dallas-based KDC.
