Talks began last fall, with the finished lease producing a floor with a private elevator, dedicated entry from Victory's plaza and a top of the building sign at 3090 Olive St. GDA, which designed Victory's 252-unit Cirque tower, has timed the move-in to practically coincide with its lease expiration at 2626 Cole Ave., according to Ken Reese, a senior executive for Victory's developer, Hillwood. "They dovetailed it pretty well. They're pretty much right in line," he said. Gromatzky Dupree has 75 employees in its headquarter office. "This is not a time to hide in the closet. It's a time to be in front of your tenants and talk to them about the realities of the marketplace," advises Philip L. Kianka, director of operations for CBRE Realty Trust, which has headquarters offices in Los Angeles and Princeton, NJ. CBRE Realty Trust's recently closed deals consist of two extensions in North Texas, a renewal in Spartanburg, SC and a new name for the portfolio's roster in Goose Creek, SC, during a time when the economy has become a bargaining chip for tenants. "There is a short-term perspective on the market and it's causing a lot of consternation," Kianka explains. "It is a bargaining chip for the tenant currently, but in reality, and in my personal opinion, you have to take a look at the tenant base you have and their options." Kianka admits there is no escaping free rent and lower rates in today's world. And, there is no "magic bullet," he says, to define how much give-and-take it will take to close the deal. Regardless of geography, the one constant is deals are taking longer to get across the finish line. In North Texas, CBRE Realty Trust has secured a 66-month lease extension with Assa Abloy Hospitality Inc. for a 44,008-sf warehouse distribution building at 631 International Parkway, part of the International Business Center in Richardson, where it is headquartered. Dealmakers also won a three-year lease extension from Cincinnati-based Cintas-R.U.S. LP for a 16,856-sf office/warehouse at 505 Century Parkway in Allen's Millennium Business Park. Paul Tichacek of JSC Realty in Dallas represented the owner while Assa Abloy had Andy Kampen with Banner Commercial Inc., also Dallas, negotiating its deal and Cintas had Deven Elwer with CB Richard Ellis in Cincinnati as its tenant rep.In its Spartanburg, SC headquarters city, Circor Instrumentation Technologies LLC renewed a 104,160-sf warehouse lease for another 10 years and nine months at 405 Centura Court in Fairforest Business Park. Landlord and tenant plan to invest "significant capital" into building improvements, according to a press release. CBRE first vice presidents Robert Barrineau in Charleston, SC, and Thomas M. Evans in Charlotte, NC, handled the owner's side of the talks for the Spartanburg lease. Circor's brokers were Christopher J. Skibinski, managing director in Charlotte for Jones Lang LaSalle, and Kristin Connelly, director of national accounts in Boston for Richards Barry Joyce & Partners LLC. The newcomer is Pasadena, Calif.-based Jacobs Engineering Group Inc., which signed a one-year pact, with renewal options for four years, for the 101,650-sf North Rhett II at 201 Luken Rd. in Goose Creek, SC. The tenant rep was Dan Batten with NAI Batten & Moore LLC in Charleston, SC, with Barrineau on the owner's side of the deal. Kianka says the leasing environment generally is a mixed bag of scenarios these days, particularly with many companies holding 2009 budgets in limbo. "There's more of a reluctance to do things … they're really unsure of what's going to happen in the economic climate," he says. "It's a difficult environment. It's difficult not only for the landlords, but the tenants too." UDSTX Lights 5,000 SF By Connie Gore DALLAS - UDSTX LLC has roped off 5,000 sf in Patriot Tower, upping the original lease by nearly 1,000 sf as soon as the lights went on in the new headquarters office in Downtown Dallas. The five-year lease takes occupancy to 45 percent in the 600,000-sf class A high rise at 350 N. St. Paul St. The deal for the second-floor space went full circle in two months, pitting the owner's team against renewal talks for 1401 Elm St., according to Ryan Collier, an associate with Stream Realty Partners LP in Dallas. Woodland Hills, CA-based Younan Properties Inc. had Collier, Sarah Payne, a Stream vice president, and John Cook, Younan's vice president and Texas asset manager, working the deal.
