Total Sleep Renews, Expands HQ IRVING – Total Sleep Inc. has signed a long-term renewal and expansion for a 10-year headquarters location at the Meridian in the Las Colinas Office Center. The 12,864-sf lease added 2,743 sf of extra operating space for the medical provider. "Total Sleep was able to achieve competitive market rates coupled with concessions conducive to their operations. Lease protection clauses for the tenant and landlord have really heightened given the volatility of the market," said tenant rep Kyle Jacobs, senior vice president for Dallas-based Stream Realty Partners LP. Also representing the tenant were Stream's Chad Hennings and John H. Pope. Klabzuba Properties of Fort Worth had its in-house broker Hank Akin negotiating the new lease for the 100,283-sf Meridian at 1425 Greenway Dr. Total Sleep is led by a team of healthcare professionals dedicated to sleep disorder diagnostics. The 17-year-old company provides services for physicians, hospitals, clinical research and individual patients. .................................................................. Three Leases Reach Goal Line DALLAS – Two office leases, totaling 12,750 sf, and an 11,406-sf industrial lease have been completed in a new round of North Texas leasing. The lone industrial lease was signed by Retan Aerospace Inc., which tapped space in Port America Place I at 753 Port America Place in Grapevine. Optex Systems inked a full-building industrial lease for 1420 Presidential Dr. and picked up its balance at 1400 Presidential Dr. Cemtechnologies' space is located at 1360 Presidential Dr. The Richardson campus, totaling 134,640 sf, is owned by Acquiport DFWIP. "Activity is picking up on new deals. Cousin's Bar-B-Q Leases Spot In Alliance Town Center FORT WORTH – Cousin's Bar-B-Q has leased 4,200 sf in Heritage Marketplace at Alliance Town Center in north Fort Worth, marking the seventh location in the metroplex for the locally based restaurateur. The Heritage Marketplace restaurant is slated to open in the fall. Cousin's Bar-B-Q holds the distinction of being the caterer for Hillwood's Dec. 14, 1989, ribbon-cutting of the AllianceTexas airport, which has grown into one of the largest cargo facilities in the world as the anchor to a 17,000-acre mixed-use development. Hillwood's Mark Miller negotiated the lease. "After searching throughout North Texas, Cory McCord, our real estate broker, determined that this is a great location for many reasons, including the great business environment that Hillwood has created there even during tough economic times. Retailers at Alliance Town Center have done extremely well while retailers in other places have struggled," said Jeff Payne, CEO of Cousin's Bar-B-Q. Heritage Marketplace is located at the intersection of Heritage Trace Parkway and Riverside Drive. Its anchor will be a 123,000-sf Kroger Marketplace, scheduled to open in the fourth quarter. Pub Owners Lease 5,000 SF McKINNEY, Texas – Keeping to a niche plan, the owners of the Fillmore Pub in Plano have leased 5,000 sf in historic McKinney to expand on their success as pub operators in historic downtowns. Co-owners Gabe Whatley and Kelly Wesner will open the Pub in McKinney at 204 W. Virginia Ave., a location previously occupied by Goodhues, an upper-end casual dining venue. Henry S. Texas Companies Find New Industrial Space DALLAS – Chazaq Inc. and Quik Trip Corp. have leased new distribution space in Dallas/Fort Worth, roping off a combined 26,300 sf for their 2010 operations. Chazaq, a commercial laminator, is ramping up production in 18,000 sf at 812 N. Blue Mound Rd. in Saginaw, which hit 100 percent occupancy with the lease of as-is space for a relocation from 731 Eight Twenty Blvd. in Fort Worth, said Todd Lambeth, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He and Karen Simon, Bradford's executive vice president and managing partner, closed the deal in a three-week spin for the local owner, Steele Folsom Martin JV, which had an empty building on its hands just five months ago. The tenant rep was Todd Hubbard with Robert Lynn Co. in Dallas. "It was refreshing to have one deal that didn't create a lot of challenges," Lambeth said. Oklahoma City-based QuikTrip Corp. leased 8,300 sf at 2701 E. Plano Parkway in Plano from RREEF Management. Burger House Plans Fifth Opening ROCKWALL, Texas – Burger House will open its fifth location later this month, securing the 3,244-sf restaurant space with a 10-year lease at Rockwall Crossing. Jones Lang LaSalle Wins CBD, Suburban Leasing DALLAS – To jump-start the New Year, Jones Lang LaSalle leasing teams in North Texas have won keys to the 477,107-sf 2323 Bryan St. in the Big D's CBD and a 120,019-sf suburban office building in Plano. The CBD assignment came from Digital Realty Trust Inc. while the suburban pact was compliments of Piedmont Office Realty Trust Inc. in Irving, Texas. The class A office space at 2323 Bryan St. will be leased by vice president Shannon Brown while the data center space will be handled by senior vice president Curt Holcomb and vice president Brian Oley with the Mission Critical Solutions specialty practice group. Jeff Eckert and James Esquivel, both senior vice presidents in JLL's Dallas office, and associate Conor McCarthy picked up leasing duties for 3900 N. Dallas Parkway. The San Francisco-based Digital Realty plans to incorporate spec data center suites into the 26-story downtown high rise, penciling this spring for the unveiling. The 78 percent-leased building's tenant roster boasts more than 80 telecommunications and data center tenants and more than 40 fiber providers. Piedmont Office Realty Trust's class A office building is 92 percent leased, with the Cinemark USA headquarters as the primary tenant. The five-story building, developed in 1998, sits on an 18-acre tract at the junction of Parker Road and the Dallas North Tollway. ............................................................. Three Renewals, One New Deal Fill 284,835 SF in North Texas GRAPEVINE, Texas – After investing nearly one year into the decision, Rapid Aircraft Parts Inventory & Distribution Co. has opted to renew a 204,556-sf lease at Heritage Business Park. Three other leases roped off 80,279 sf in the metroplex. The five-year tenant has re-upped for the long term in the 348,556-sf Heritage Business Park IV at 801 Industrial Blvd., owned by Honolulu-based A&B Properties Inc. Kevin Santaularia, president and CEO of Bradford Commercial Real Estate Services, Michael W. Spain, vice president and managing partner, and Todd Lambeth, senior vice president and managing partner, represented the landlord. John L. Roper of CB Richard Ellis represented the tenant. The renewal pushed the park's occupancy to 80 percent as well as nudged Bradford's 2009 leasing drive to 294,556 sf for the A&B property. Bradford's team has put several tenant and broker incentives are in place to attract new deals at the 1.3 million-sf park near Dallas/Fort Worth International Airport. Rapid Aircraft Parts did a market search before hunkering down to renewal talks. "The owner did get very aggressive. It tells the ownership's mindset that we're going to do what it takes to keep tenants as well as to attract new ones," Santaularia said. In other Bradford leases, Home Décor Outlet Inc. renewed 50,079 sf of office/showroom space at 4700 Alpha Rd. in Farmers Branch. Curran Tomko Tarski's principals will get an extra 7,000 sf on the 20th floor of the 40-story tower at 2001 Bryan St. in March and have two years to exercise an option for another 2,500 sf, according to Sanders Thompson with Transwestern Dallas' Urban Advisors team. The lease was sealed with a 66-month extension and a landlord's pledge to "stand still for a period of time to allow them to expand into the balance of the floor," he confided. The 261,025-sf lease came with a 10-year term. "It's a good deal for Samsung and it's a good fit for us," said Jeff Thornton, senior vice president of Dallas operations for the Indianapolis-based Duke Realty. Samsung Mobile will move in mid-March to the 756,577-sf distribution center at 240 Dividend Dr., consolidating locations in Richardson to get Foreign Trade Zone status in a distribution center close to the D/FW International Airport. Samsung's other Richardson operations, including its regional headquarters, will stay parked. Thornton said Samsung's short list had three buildings, all north of the airport. He said Duke's team was working on the trade zone designation for its 100 industrially-zoned acres in the 185-acre park when the Samsung deal surfaced. "We had the ball rolling and it helped us to make the deal," he stressed. Huawei Claims 103,331 SF Of Class A Legacy Place II By Connie Gore PLANO, Texas – Huawei Technologies USA, signing one of the region's largest office leases this year, has tapped 103,331 sf of the 150,000-sf Legacy Place II for its North American sales and marketing headquarters. Move-in is planned for the spring, with the long-term lease set to kick in July 1. The telecommunications solutions provider has expansion rights to the rest of the building at 5700 Tennyson Parkway. "It's a distinct possibility they will need the entire building in a year or two," said John Shaunfield, principal of Newmark Knight Frank's Dallas office and Huawei's broker for the past six years. His partner was Kyle Jett, transaction manager for the brokerage firm. Shaunfield said Huawei will gain nearly 44,000 sf with the move. The sales and marketing headquarters now fills about 40,000 sf at 1301 W. President George Bush Hwy. in Richardson and 20,000 sf of sublease space at 2301 Plano Parkway in Plano. Both leases will expire in synch with the move to Legacy Place II. Huawei will continue to operate a 25,000-sf research and development center at 1700 Alma St., also in Plano. Sandie Matejek, senior vice president of Jones Lang LaSalle, and vice president Shannon Brown represented the New York-based owner, J.P. Morgan Asset Management, which completed a $500,000 renovation to the 10-year-old building just last spring. The six-story building includes a conference center and fitness center. "We really spent our money wisely," Matejek said. The Jones Lang LaSalle team got into the competition for Huawei in early summer. "It wasn't a slam dunk deal," Matejek said, "but we continued to talk. The requirement kept growing. It was very exciting." The end result is a 75 percent-leased class A building, which will sport Huawei's name on its crown. Shaunfield said the initial search produced 25 to 30 options in the Richardson-Plano corridor. The dealmakers were incentives from the City of Plano, the building and its amenities and the flexibility to expand, he confided. Architectural firms' proposals are under review. Finish-out work on floors two, three, four and five could begin in January or February. The balance of Legacy Place II's open space will be banked while the plans gel. The tenant also is adding high-resolution cameras, full property lighting and bar coding on each unit that is parked on the land. (UNFI) has signed a 590,000-sf deal with ProLogis for a build-to-suit distribution center in southern Dallas County. The distribution center will be positioned at the crossroads of interstates 20 and 35, just 15 miles south of downtown Dallas. In a press release, UNFI cited the location as a primary dealmaker. The hub will be used to supply retailers in Texas, Oklahoma, New Mexico, Arkansas and Louisiana. The Providence, R.I.-based UNFI will ramp up operations in fall 2010, creating about 130 jobs in its first year in a transfer of distribution routes from Denver. The Lancaster distribution center is the company's 21st in the nation.UNFI said the project will be submitted at completion to the US Green Building Council for LEED certification. Interstate 20, is owned by a local investment group that had been overseeing the fully leased office building since it was bought in 2003 from its developer, Texas Health Resources. "We are thrilled that they chose a local group," said Gary Walker, SCM's president. Walker said the hands-on work will be to address specific issues that the hospital owner has encountered. The contract covers only the medical office building, which has leases rolling in 2010, but nothing significant, he added. The office building's largest tenant is Urology Associates of North Texas, which has about 9,000 sf and an equally sized cancer care center in the hospital component. "We are just doing our blocking and tackling and growing it organically," Walker said of the strategy for the campus. In early 2008, he worked out a deal with Baylor Healthcare System of Dallas to build an orthopedic and spine hospital on a 4.3-acre tract at 721 W. Highlander Blvd., right beside USMD Hospital. The project called for a two-story, 57,000-sf medical facility. Through the years, SCM's team has completed numerous medical transactions through leases, site acquisitions and building purchases with medical practitioners as tenants. Lockheed Martin Reserves 61,945 SF of Wilcox Plaza FORT WORTH – Lockheed Martin Corp. has leased the first space in the 187,928-sf Wilcox Plaza at Green Oaks, a LEED Gold building that delivered just three months ago on the city's west side. The Fortune 100 company, one of Fort Worth's top employers, will move into its space by year's end. Lockheed Martin has leased the west wing's entire first floor, 33,445 sf, and 28,500 sf on the top floor of the three-story office building at 7000 Calmont Ave., getting an unobstructed view of its nearby runway and assembly plant from the upper level. The building is the first LEED pre-certified, multi-tenant building to deliver in the city. "To have a marquee tenant like Lockheed Martin take roughly one-third of the building speaks volumes for the project," said Todd K. Ashbrook, COO of Dallas-based Wilcox Development. GVA Cawley leases and manages the building for WDS Green Oaks L.P. Leasing director John L. Grace represented the owner and the Jones Lang LaSalle team of Todd Burnette, managing director in Fort Worth, and Frank Ricca, executive vice president, handled talks for Bethesda, Md.-based Lockheed Martin. The Bethesda, MD-based corporation most often stays put for decades once it selects a site. Although it's close to the new tenant's existing footprint in Fort Worth, Wilcox Plaza was developed on pure speculative basis. "Rarely do we build a spec building and have a particular tenant in mind," Ashbrook said. "We have been talking to a wide variety of prospects although the most likely candidates were defense- and energy-related industries." Grace credits the location, floor plates of nearly 63,200 square feet and LEED Gold design as the chief dealmakers. Omniplan Architects of Dallas designed the building; Spring Valley Construction Co., also from Dallas, was the general contractor. Lockheed Martin's interior designer for its new space was idGROUP's Fort Worth office. "We are proud to be the first multi-tenant LEED Gold building in the city," Grace said. "Most buildings in the future will have those requirements. People do recognize the importance." Grace said Wilcox Plaza is attracting its share of attention in Fort Worth, with several leases in the negotiation stage and prospects eyeing smaller blocks of space. Texas Western Warehouse Takes Two Locations FRISCO, Texas – Texas Western Warehouse has leased 1,023 sf in the 105,076-sf Main Street Center and 1,600 sf in the 110,040-sf Shiloh Springs in Garland. Both grocery-anchored shopping centers are owned by Regency Centers Corp. of Jacksonville, Fla. Ryan Griffin, Regency's leasing broker, negotiated the deals, which set up openings in November in Frisco's Main Street Center and January 2010 in Garland.
Asian Market To Anchor Redevelopment 99 Ranch Market, one of the nation's largest Asian-concept grocery stores has leased 60,000 sf in Plano. The store will anchor the redevelopment of Spring Creek Crossing at North Central Expressway and Spring Creek Parkway. Dallas-based Centennial Real Estate Company, LLC, in joint venture with Westmount Realty Capital, LLC is developing the center. The 145,000 sf project was formerly occupied by and Albertson's grocery. Steven Levin is president of Centennial Real Estate.
